ABOUT THE PLATFORM
We are an Atlanta-based owner-operator of a small portfolio of marquee real estate assets — mixed-use commercial, boutique hospitality, and residential — assembled under a single design-driven thesis, alongside a B2B software venture and a small family office. Our approach is closer to a vertically integrated placemaking and investment firm than to a traditional landlord: we own the assets, we set the creative direction, we source and structure the deals, and we program the experience.
This fall we are hiring one analyst to work directly with the founder on the most visible asset in the portfolio: a BeltLine-adjacent mixed-use development in the Old Fourth Ward, sitting directly on the Eastside Trail — plus whatever else crosses the founder's desk.
THE ROLE
This is a founder's-office seat, not a departmental internship. You will sit next to ownership, see the whole board — leasing, deal underwriting, partnerships, software, events — and own real workstreams with real dollars attached. The role is one part analyst, one part builder, one part business developer, and you need to be good at all three.
You are probably studying computer science, industrial engineering, finance, economics, or business at a demanding program. You are the person who builds the model AND makes the call to the tenant. If you can only do one of those, this is not your role.
WHAT YOU'LL DO
Deals & Analysis
- Underwrite prospective tenants and deal structures: build simple models for lease economics, percentage-rent structures, sponsorship rate cards, and event P&Ls.
- Sit in on lease negotiations, prospect calls, and site visits with ownership. Take notes, draft follow-ups, track open terms.
- Run competitive and market research: rents, comps, tenant mixes at Ponce City Market, Krog Street Market, Westside Provisions, and the other marquee Atlanta properties....
