Lane Partners is a private real estate investment and development firm focused on institutional-quality missing-middle rental housing across the Greater Toronto Area. Our portfolio comprises approximately ten active development sites and a growing pipeline of CMHC-financed multi-family assets, structured through partner-level co-investment vehicles. We manage the full lifecycle in-house — acquisition, development, financing, and asset management.

We are hiring a Financial Analyst to work directly with the managing partners on underwriting, financing execution, and portfolio-level financial analysis. The role offers direct exposure to capital deployment decisions and meaningful responsibility across the platform.

Responsibilities:

• Underwrite new acquisitions, including development proformas, sensitivity analysis, and return targeting (IRR and equity multiples)

• Manage CMHC MLI Select and MLI Standard financing submissions, including lender packaging and diligence support

• Track and analyze construction draws, lender advances, and cost-to-complete reporting

• Prepare quarterly investor reporting, capital call schedules, and distribution calculations

• Model equity waterfalls, refinance takeouts, and disposition scenarios

• Support portfolio-level financial reporting, including job-cost accounting in Yardi Voyager, work-in-progress tracking, and intercompany reconciliations

• Contribute to capital structure decisions across the platform, including mezzanine and preferred equity considerations

Qualifications:

• 2–5 years of experience in real estate private equity, investment banking (real estate coverage), REIT investing, or Big 4 real estate transaction advisory

• Strong financial modeling skills, including the ability to build development proformas and equity waterfalls independently

• Working knowledge of CMHC multi-family financing programs, or the capacity to develop that expertise
