We are looking for an inspiring, team-oriented Construction Project Manager to join our team. In this role you will lead and
be responsible for the construction project management process from pre-construction through occupancy on all assigned
Projects.
As a Construction Project Manager, your role may include….
- Developing the full Project’s Construction Budget to include all Subcontractor’s bids, general conditions, general requirements, insurances, fees, allowances, and contingency to set the baseline budget.
- Reviewing the Project’s contract documents and developing the submittal log and submittal schedule.
- Leading weekly or bi-weekly OAC meetings. Providing meeting agendas and meeting minutes.
- Managing Vendor and Subcontractor relationships successfully.
- Developing the buy-out log and buy-out schedule and keeping the development team updated on its status.
- Ensuring all safety protocols and a clean job site are maintained on the job site along with the Project Superintendent.
- Developing the GMP contract and negotiating with Subcontractors and the Owner to finalize.
- Performing Subcontractor bid leveling and verifying scopes on all Subcontractor trades performing work on the Project.
- Developing and maintaining the Master Construction Project Schedule. Identifying schedule float and areas of risks.
- Scheduling all pertinent inspections for the Project.
- Tracking closely the burn rate of general conditions, general requirements, contingency to align with percentage of work in place. Report any red flags.
- Tracking all submittals (shop drawings, product data, cut sheets, mock-ups) with Owner and Design Team for timely approvals.
- Evaluating Site Investigation Reports such as property surveys, geotechnical reports and report findings or red flags.
- Performing weekly or bi-weekly site walks with VP of Design and Construction to identify and record quality control issues to resolve with Vendors and Subcontractors.
